Electrical

Electrical Installation Condition Report (EICR)

Comprehensive condition reports assessing the safety and compliance of fixed electrical installations. Mandatory for rental properties under the Electrical Safety Standards Regulations 2020.

PAT Testing

Portable Appliance Testing of landlord-supplied electrical equipment, confirming safety and reducing liability for landlords and property managers.

Electrical Diagnostics

Targeted investigation of specific electrical faults or concerns. Useful following a failed EICR or where an intermittent issue requires expert assessment.

Fuse Box Installation

Upgrade or replacement of consumer units to ensure compliance with current wiring regulations, carried out by NICEIC-approved electricians.

Gas

Gas Safety Certificate (CP12)

Annual Landlord Gas Safety Records issued by Gas Safe registered engineers. A legal requirement for all properties with gas appliances. Covers boilers, pipework, flues, and all gas appliances.

Fire & Safety

Fire Risk Assessment (FRA)

Systematic evaluation of fire hazards, means of escape, detection and warning systems, and existing fire safety measures. Required for all non-domestic premises and common areas of residential blocks and HMOs.

Fire Alarm Installation & Testing

Supply, installation, and periodic testing of fire detection and alarm systems. Ensures systems are maintained in full working order and compliant with BS 5839.

Emergency Lighting Testing

Periodic inspection and testing of emergency escape lighting systems in commercial premises and communal residential areas to confirm functionality in the event of mains failure.

Asbestos Survey

Management and refurbishment asbestos surveys carried out by qualified surveyors. Identifies the presence, location, and condition of asbestos-containing materials in line with HSE guidance.

Energy

Energy Performance Certificate (EPC)

Energy Performance Certificates for residential and commercial properties. A legal requirement for all properties being let or sold. Produced by accredited assessors with clear energy ratings and improvement recommendations.
